There is a ton of information out there on whether shipping containers make good form factors for homes. We may be a little biased, but we think container homes are a strong option for many buyers. They do certainly have some drawbacks and we do our best to educate our customers on how to mitigate some of the shortfalls of containers. Each type of home has it’s own set of complications and needs for upkeep. The small size of these shipping containers promotes a minimalist lifestyle with far fewer things to go wrong compared to a few thousand square foot house. Take a look at the pros and cons in the infographic below.

The Pros of Shipping Container Homes
- Predictable timelines. Standard lead time for most projects is 8-12 weeks, with a written schedule from contract to delivery.
- Lower starting cost. Finished container homes start at $45,357, with DIY kits from $36,749.
- Durable steel shell. Shipping containers are designed to withstand months at sea, heavy loads and harsh weather.
- Movable. A container home can be relocated if your plans change, unlike a site-built house.
- Flexible layouts. Single 20 ft and 40 ft units can be combined into multi-unit homes, duplexes and ADUs.
- Reuse of existing materials. Each home gives a steel shipping container a second life.
The Cons of Shipping Container Homes
- Width is fixed. A standard container is 8 ft wide, so wider rooms require combining units.
- Climate control matters. Steel needs proper insulation and HVAC, such as a mini-split, to stay comfortable.
- Local rules vary. Zoning, permitting and foundation requirements depend on your city and county, and are the owner’s responsibility with their licensed professionals.
- Financing can take more legwork than a conventional home purchase. See our financing options.
- Site access is required. A truck and trailer, or a crane, needs room to set the unit in place.
