The short answer: A container office is a finished, climate-controlled workspace built inside a steel shipping container off-site, then delivered ready to use. At Bob’s Containers, container offices start at $31,995 for a 20 ft split office, $42,696 for a 40 ft office and $128,929 for a 40 ft double-wide. Most projects have a standard lead time of 8 to 12 weeks. For worksite and business teams, the main advantages are speed, a layout you choose, and a unit you own and can move to the next site.
This guide covers where container offices fit, how they save time, how they compare with portable site offices, temporary office containers and modular office units, and what to check before you buy.
What Is a Turnkey Container Office?
“Turnkey” means the office arrives finished, not as an empty steel box. Every standard Bob’s container office includes:
- Heating and cooling: a one-ton (12,000 BTU) ductless mini-split air conditioner and heater
- Insulation: R13 fiberglass in standard 20 ft and 40 ft models, and closed-cell spray foam in the double-wide. Insulation can be adjusted for your climate.
- Electrical: a breaker panel (125A on 20 ft models, 200A on 40 ft models), 110V outlets, interior lights and exterior lighting
- Walls: 2×4 wood framing on 16 in centers with whiteboard paneling you can write on (drywall in the double-wide)
- Windows: double-pane, argon-sealed Low-E windows in white vinyl frames
- Flooring: epoxy (Lifeproof vinyl in the double-wide)
- Exterior: primer and direct-to-metal paint in the color you choose
Where Container Offices Fit: Worksites, Teams and Multi-Site Operations
Temporary worksites
A construction project needs a secure, climate-controlled base, but only for the life of the job. A container office gives you that base on day one of occupancy, and when the project ends, the unit can be loaded onto a trailer and moved. You own it, so the next project does not start with another rental or another build.
Custom team layouts
The layout is flexible:
- Open office: the 20 ft and 40 ft standard models are open spaces you can arrange as you need.
- Office plus storage: split models use a partition wall to separate a work area from tools, files or equipment.
- Private rooms plus shared space: the 40 ft double-wide mobile office joins two 40 ft containers into a 40 ft x 16 ft office with an open area, private rooms, pocket doors, two French doors and 12 windows.
- Fully custom: a custom office can add a restroom, desks, data hookups, off-grid solar, a rooftop deck, interior finish and flooring upgrades, or connectivity options.
Multi-site construction operations
Companies running several jobs at once often want the same office at every site. You can order multiple units of a model, or combine units for meeting rooms or larger admin spaces, and standard specs keep each office predictable. Custom paint and vinyl branding make every site office look like your company.
A more sustainable way to add workspace
A container office is reusable. Instead of building temporary space and tearing it down when a job ends, you move the same unit from site to site or repurpose it later. If you want to reuse more material, offices can be built from cargo-worthy used containers, and off-grid solar is available as an option. Insulation can be matched to your climate to keep heating and cooling loads in check.
How Container Offices Deliver Workspace Faster, With Less Disruption
Built off-site while your site gets ready
Each office is built in our facility, not on your property. While it is being framed, insulated, wired and finished, your team can handle the foundation, permits and utility hookups at the site. The two tracks run at the same time instead of one after the other. Our office model pages list a standard lead time of 8 to 12 weeks for most projects. Contact us for the current production schedule.
Less on-site construction
Site-built space usually means framing, roofing, electrical and finish crews working on your property in sequence, with the noise, traffic and staging that come with them. A container office arrives finished, so on-site work is mostly the foundation, placement and utility connections. That matters on an active job site or at an operating business.
Simple delivery and placement
Our logistics partners usually deliver on a flatbed tilt trailer and set the office in place. As long as a truck can back into the spot, the unit can be dropped there. Crane and forklift placement are also available. Delivery cost depends on your location and is quoted separately.
Foundation and permits
Recommended foundations include concrete slabs, piers, gravel pads and railroad ties. Our site prep and foundation guide covers typical costs. Permit requirements depend on your city or county and how you will use the office, so confirm zoning and permits locally before you order. We provide the product specifications your permitting office may request. See our permitting guide for more.
Container Office vs. Portable Site Office vs. Modular Office Unit
Buyers searching for worksite space usually see four terms. They overlap, and every supplier builds differently, so treat the general rows below as typical traits to ask about, not fixed rules.
- Temporary office container: usually a container converted for short-term use and often rented. Finish levels range from a basic shell with a door and a light to a full office.
- Portable site office: the classic job site trailer, usually a framed unit on a wheeled chassis that is towed in, often rented by the month.
- Modular office unit: one or more factory-built sections joined on site. These can make large buildings but often need more site work to set and connect the sections.
- Container office (Bob’s): a finished office built inside a steel shipping container, sold to own, with standard specs and published prices.
| Type | Typical structure | Typical ownership | Moving it | Layout | Starting price |
|---|---|---|---|---|---|
| Temporary office container | Steel container, finish level varies | Often rented | Delivered by truck | Usually fixed by the rental fleet | Varies by supplier |
| Portable site office (job site trailer) | Framed unit on a wheeled chassis | Often rented | Towed in and out | Standard floor plans | Varies by supplier |
| Modular office unit | Factory-built sections joined on site | Rented or bought | Sections moved separately, more setup | Can scale to larger buildings | Varies by project |
| Bob’s 20 ft container office | Steel container, 20 ft x 8 ft x 8 ft 6 in | Owned | Flatbed tilt trailer, crane or forklift | Split (office plus storage) or open | $31,995 split, $34,695 open |
| Bob’s 40 ft container office | Steel container, 40 ft x 8 ft x 8 ft 6 in | Owned | Flatbed tilt trailer, crane or forklift | Open or split | $42,696 standard, $48,024 split |
| Bob’s 40 ft double-wide mobile office | Two joined 40 ft containers, 40 ft x 16 ft | Owned | Delivered and set in place | Open area plus private rooms | $128,929 |
| Bob’s custom container office | 20 ft or 40 ft container | Owned | Flatbed tilt trailer, crane or forklift | Designed with our team | $41,695 |

Renting vs. owning
Renting can make sense for a single short job. If you run project after project, or need the same office at several sites, owning a unit you can move and reuse is worth pricing out. Businesses can apply for commercial financing, which typically requires an EIN, annual revenue and other documents, plus 2 to 3 years of business and personal credit history.
How Much Does a Container Office Cost?
- 20 ft split container office (office plus storage): from $31,995
- 20 ft standard container office (open): from $34,695
- Custom container office (20 ft or 40 ft): from $41,695
- 40 ft standard container office: from $42,696
- 40 ft split container office: from $48,024
- 40 ft double-wide mobile office: from $128,929
Footprint matters when you compare. A 20 ft office covers 160 sq ft, a 40 ft office covers 320 sq ft and the double-wide covers 640 sq ft. The 40 ft standard works out to about $133 per sq ft of footprint, versus about $217 for the 20 ft standard. Interior space is slightly smaller than the footprint because of framing and insulation.
Common add-ons include an 8 ft roll-up door installed behind the cargo doors ($5,909 on our 20 ft, 40 ft and double-wide models) and a fully finished upgrade on the 40 ft split ($5,764). Other options, such as a restroom, desks or solar, are priced by configuration.
How to Choose a Container Office: Buyer’s Checklist
- Headcount and use. One supervisor fits a 20 ft. Several desks or an office plus meeting area points to a 40 ft. Private rooms for a larger team point to the double-wide.
- Storage needs. If tools, plans or equipment share the space, choose a split model or add a partition wall.
- Power. Count your equipment against the panel size (125A or 200A) and outlet count.
- Climate. Confirm the heating and cooling capacity and whether to upgrade insulation for your region.
- Restroom and data. Decide early if you need a restroom or data hookups, since they affect the build and the site plan.
- Site access. Make sure a truck can back into the spot, or plan for crane or forklift placement.
- Foundation and utilities. Choose a foundation and line up power before the office arrives.
- Permits. Check zoning and permit rules with your city or county before you order.
- How long you will need it. Compare the full cost of renting over your timeline with owning a unit you can move to future sites.
- Timeline. Plan around the standard 8 to 12 week lead time and run site prep at the same time.
