Navigating Land Restrictions in Travis County

Land restrictions and permitting can cause hiccups in your delivery if you do not have all your ducks in a row. While we can guide you through the process, having a good understanding of the actions you are taking keeps you in the loop as the project progresses. Here is a quick toolset to understand what restrictions are on your land in Travis County, Texas. Much of the process here remains the same if you are not in the Austin metro area, you will just have to explore your local resources in place of the Austin based links below. Travis County Land Restrictions

Travis County Property Search

The Travis Central Appraisal District has created a convenient tool for you to search through their entire database with a few details of the property. With an address, you are able to see detailed information on the following subsets of information:

  • Property
  • Values
  • Taxing Jurisdiction
  • Improvement / Building
  • Land
  • Roll Value History
  • Deed History

As you can see, this is a considerable amount of information that may be valuable for you to dig into, but the main piece of information we are looking for is in the property drop down. Here you will find the “Legal Description” of the property. We then take the address, lot number, and block number, to the county clerk’s database to cross reference the information for land restrictions.

Travis County Clerk

The clerk’s office holds all of the documents filed for a specific property, so this is where you will find any restrictions related to the county or the city for the property you are looking at. With the information from Travis County property search, you can use their search for recorded documents online tool to pull up the deed for the property. The city and county restrictions will, in most cases, be listed here. While there is some potential for different types of restrictions from subdivisions or other local entities, this is a great place to start, and in many cases will give you all the information you need. There is also potential for there to be a specific document called restrictions to be filed with the clerk. If you can not find anything in the deed, it would be worth looking through the rest of the tabs to see if there is anything labeled restrictions.
